Parking Lot Section Closures Are As Follows:
On the date your business is directly impacted by asphalt seal coating…you can expect to have the parking area closed off for the entire day beginning at 7AM until approximately 12PM the following day. (See color coded sitemap above for areas and dates of closures)
Scope of Work
- Asphalt Cracks will be filled with Hot Rubberized Crack Fill Material.
- Entire Parking Lot and Drive Aisles within the Property will undergo Asphalt Seal Coat Application
What You Can Expect To See Following Completion Of Work Hot Rubberized Crack Sealing of Asphalt Cracks
Hot Rubberized Crack Sealing of Asphalt Cracks
Asphalt cracks can allow water to penetrate down the pavement and get down into the underlying subgrade (The area immediately below the asphalt pavement). More widespread cracking and even complete pavement failure can occur when this occurs. The purpose of sealing these
asphalt cracks with Hot Rubberized Crack Sealing Material to assist in keeping cracks as water-tight as possible to prevent water penetration.
The imperfections of these cracks will still be visible and even show through the Seal Coat that will be
applied on top of the asphalt pavement following crack sealing treatment. Crack Sealing is “NOT” a repair or fix and does not eliminate the crack from being seen through the seal coat material. Property Ownership did not approve any repair or replacement of the asphalt where cracks occur, so such cracks are being sealed with Hot Rubberized Crack Sealing Material alone.
Seal Coating of Entire Parking Lot / Drive Aisles
Seal Coating Material will be placed on top of all the asphalt pavement within this property. This is a
Maintenance Treatment to help protect the pre-existing asphalt and help maintain the remaining
lifecycle for as long as possible before more extensive repairs or complete pavement rehabilitation is
needed.
Seal Coating differs from Type I or Type II Slurry, which you may have seen performed on surrounding
city streets. Seal Coating is a very thin layer of Asphalt Emulsion that gets applied on top of the asphalt
pavement that help protect the underlying asphalt from the Elements (Sun/UV Rays, rain or irrigation
runoff etc.) and tire friction. IT DOES NOT COVER UP THE IMPERFECTIONS AND CRACKS THAT
ARE PRESENT!!!
