On the date(s) your residence is directly impacted by street construction…you can expect to have your street closed off and access to your residence by vehicle the morning of that date beginning at 7AM and could be closed for consecutive dates that are listed.
Scope of Work Within Various Locations Throughout Community Streets

Complete Removal and Reconstruction with 6” of full depth asphalt replacement.

Complete Removal and Reconstruction with 4” of full depth asphalt over 6” of aggregate (rock base).

Mill Down 1 ½” and Inlay New Asphalt (Various Locations)

Remove and Reconstruct Concrete Curb and Gutter (Various Locations)

Spring 2026 – Clean and Seal Asphalt Cracks ¼” Minimum Width. Asphalt Seal Coat Over Entire Asphalt Pavement Surface Throughout Community.
How The Work Will Be Performed And What You Can Expect
Your HOA Community will have construction performed at various locations throughout the community. Not all the asphalt throughout the entire community will be repaired.
The scope of work varies by locations to a degree of repair based on the Pavement Engineer’s Testing and Recommendations. The Asphalt Paving Contractor hired by your community was not involved in developing the scope of work being performed. All work has been engineered and developed by your community’s hired Pavement Engineer.
Various locations will have the top 1 ½” of asphalt milled off and inlayed with an 1 ½” of new asphalt.
Specific locations have complete removal and reconstruction of the entire thickness of the existing asphalt and removal and reconstruction of the rock base under the existing asphalt.
This project will be completed in 5 PHASES throughout the dates listed previously.
IN SPRING 2026 ASPHALT SEAL COATING WILL BE COMPLETED
Remaining asphalt cracks that were not repaired during initial street construction will be treated with asphalt crack sealing. The purpose is to assist in making such cracks as water tight as possible to help prevent water intrusion into the deeper sections of the pavement and into the underlying subgrade under the asphalt.
CRACKS TREATED WITH CRACK SEAL MATERIAL WILL STILL BE VISIBLE AND SHOW IMPERFECTIONS THROUGH THE ASPHALT SEAL COAT EMULSION THAT WILL BE APPLIED ON TOP OF ALL THE ASPHALT THROUGHOUT THE COMMUNITY.
BE AWARE THAT THE ASPHALT CONTRACTOR DID NOT REPAIR THE ENTIRE ASPHALT PAVEMENT SURFACE, AND THESE CRACKS AND THEIR IMPERFECTIONS WILL BE VISIBLE THROUGH THE ASPHALT SEAL COATING.
ASPHALT SEAL COAT IS A VERY THIN COATING THAT GETS APPLIED OVER THE ENTIRE PAVEMENT SURFACE TO PROTECT AGAINST SUNLIGHT, RAIN & WATER RUN-OFF, CHEMICALS FROM VEHICLES (Gas, Antifreeze, Motor Oil, etc.).
ASPHALT SEAL COAT DIFFERS FROM STREET SLURRY SEEN ON PUBLIC ROADS THAT CONTAINS AGGREGATE THAT BULKS THE MATERIAL AND COVERS UP ASPHALT CRACKS AND PAVEMENT SURFACE IMPERFECTIONS. SLURRY IS NOT COMMONLY USED ON HOA STREETS BECAUSE THE CONSTANT TURNING RADIUSES OF VEHICLES DISLODGE THE AGGREGATE AND THE PAVEMENT SURFACE IS MUCH ROUGHER AND SKID RESISTANT WHERE VEHICLES ARE TRAVELING STRAIGHT AT HIGHER SPEEDS.
